Does Anti-Mould Paint Actually Work?

Anti-mould (fungicidal) paints contain additives designed to inhibit mould growth on the painted surface. They’re widely available, cheap relative to other treatments, and genuinely have a role — but it’s a narrower role than the packaging sometimes suggests.
What it actually does
A fungicidal paint slows or prevents mould re-establishing on the painted surface itself, for a limited period (the fungicidal additive depletes over time, typically needing repainting every couple of years in a persistently damp area). It doesn’t address why the surface is damp in the first place.
What it doesn’t do
- It won’t stop condensation forming on the wall — it only stops mould colonising the moisture that’s already there.
- It does nothing for rising or penetrating damp, since the underlying cause is moisture coming through the wall, not just growing on its surface.
- Painting over mould without cleaning it off first traps the existing growth under the new paint rather than removing it, and mould can sometimes reappear through the new coat.
When it’s a sensible part of the plan
Anti-mould paint works best as a supplementary measure in a room where you’ve already fixed the ventilation problem (or are actively managing it) but want extra protection against recurrence — for example, a bathroom ceiling that’s prone to condensation despite a working extractor fan. Used as the only response to a persistent mould problem, without addressing ventilation or an underlying leak, it usually just delays the mould’s return rather than preventing it.
Before applying it
- Clean off existing mould properly first — see our mould removal guide — rather than painting over it.
- Make sure the surface is fully dry before painting.
- Address ventilation or the moisture source alongside it, not instead of it.
